These Terms and Conditions govern your use of this website and any order you place with us. By accessing this website and/or placing an order, you agree to be bound by these terms. Please read them carefully before purchasing.

ZaZa Homes Ltd  (“we”, “us”, “our”) is a company registered in England and Wales (Company No. 11669230), with registered address at 71 Trenoweth Road, Falmouth, Cornwall TR11 5GH.

2. Placing an Order and Contract Formation

When you place an order on our website, you are making an offer to purchase goods from us. A legally binding contract is formed only when we send you a written order confirmation email confirming your order has been accepted and payment processed in full.

We reserve the right to decline any order at our discretion, for example where goods are found to be unavailable, where a pricing error has occurred, or where we suspect fraudulent activity. In such cases, we will notify you promptly and issue a full refund.

Please retain your order confirmation email, as we may request details from it in any future correspondence.

3. Prices and Payment

All prices displayed on our website are inclusive of UK VAT at the prevailing rate (currently 20%) unless otherwise stated. Delivery charges are stated separately at checkout and are not included in the product price unless explicitly confirmed.

We accept payment by major credit and debit cards (Visa, Mastercard) and other payment methods displayed at checkout. We do not currently accept American Express.

Prices may be subject to change. Any price alteration will not affect orders that have already been confirmed in writing. If a pricing error is discovered after your order has been accepted, we will inform you as soon as possible and give you the option to proceed at the correct price or cancel for a full refund.

For customers in the Republic of Ireland: prices displayed are in GBP (Sterling). Any applicable local duties or taxes are your responsibility. Please contact us before ordering for further information.

4. Discount Codes and Promotional Offers

The following conditions apply to all discount codes and promotional offers:

• Discount codes apply to full-priced items only.

• Codes cannot be applied to items already reduced in a sale or clearance event.

• Subscriber discount codes cannot be combined with any other promotional offer.

• Only one discount code may be used per order, unless otherwise stated.

• Codes are non-transferable and have no cash value.

• We reserve the right to withdraw or amend any promotional offer without notice.

5. Product Information and Descriptions

We make every effort to ensure product descriptions, dimensions, materials and images are accurate and up to date. However, due to the handmade or hand-finished nature of many of our products — crafted from natural materials — slight natural variations in colour, grain, finish and size may occur. Such variations are inherent to the quality and character of handcrafted goods and do not constitute a defect.

Product photography is as accurate as possible, but colours may vary depending on your screen settings and calibration. If colour accuracy is important to you, please contact us before purchase.

All products are subject to availability. We reserve the right to discontinue any product at any time.

6. Delivery

We deliver to mainland UK and, subject to arrangement, to Northern Ireland, Scottish Highlands, Islands, and the Republic of Ireland. Additional delivery charges may apply to offshore and remote locations. Estimated delivery times are provided in good faith and do not form part of the contract. We are not liable for delays outside our reasonable control, including (but not limited to) courier delays, extreme weather, industrial action, or supply chain disruptions. 7. Your Right to Cancel (Consumers Only)

If you are a consumer (i.e. purchasing for personal, non-commercial use), you have the right to cancel your order within 14 calendar days of receiving your goods, without giving any reason, in accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

To exercise your right to cancel, you must notify us in writing (by email or post) within 14 days of delivery. You must then return the goods within a further 14 days at your own cost, unless we agree otherwise. Goods must be returned in their original condition and packaging. In summary you have a total of 28 days, from receipt of the goods, to return the items back to our warehouse for the agreed replacement or refund.

Upon receipt of the returned goods, we will issue a full refund of the product price (and original standard delivery charge where applicable) within 14 days, using the original payment method. We reserve the right to deduct an amount for any diminishment in value of the goods resulting from handling beyond what is necessary to inspect them.

8. Returns, Faulty Goods and Your Statutory Rights

Please inspect your goods upon delivery and notify us of any damage or fault within 48 hours of receipt.

Your statutory rights as a consumer are protected under the Consumer Rights Act 2015. Goods must be of satisfactory quality, fit for purpose and as described. If your goods are faulty, damaged on arrival, or not as described, you are entitled to:

• A full refund within 30 days of purchase (short-term right to reject).

• A repair or replacement within the first six months (if a repair or replacement is not possible or fails, a price reduction or refund may be available).

• Further remedies in cases of persistent fault after six months.

9. Our Liability to You

Nothing in these terms limits or excludes our liability for:

• Death or personal injury caused by our negligence.

• Fraud or fraudulent misrepresentation.

• Any liability that cannot be excluded or limited by applicable UK law.

• Your statutory rights as a consumer under the Consumer Rights Act 2015.

Subject to the above, our total liability to you in connection with any order shall not exceed the total amount paid by you for the relevant goods.

We are not liable for any indirect, consequential or economic losses (including loss of profit, revenue or goodwill) except where required by law.

10. Use of Our Website

This website is provided for your personal, non-commercial use. You agree not to misuse the site, including but not limited to: attempting unauthorised access, introducing malicious code or viruses, scraping content without permission, or using the site for any unlawful purpose.

We do not warrant that this website will be uninterrupted, error-free, or free from viruses or harmful components. Whilst we take reasonable steps to maintain the security of the site, we are not liable for any loss or damage arising from your use of, or inability to use, the website, to the extent permitted by applicable law.

11. Intellectual Property

All content on this website — including text, images, graphics, logos, and design — is owned by or licensed to ZaZa Homes Ltd and is protected by UK and international copyright and intellectual property law. You may not reproduce, copy, distribute or otherwise use any content without our prior written consent.

If you submit content to us (such as product reviews, photographs or comments), you confirm you have the right to do so, and you grant us a non-exclusive, royalty-free licence to use, edit, reproduce and publish such content in any media, with or without attribution.

12. Privacy and Data Protection

13. Cookies

14. Third-Party Links

Our website may contain links to third-party websites. These links are provided for your convenience only. We do not endorse, control or take responsibility for the content, privacy practices or services offered by any third-party sites. Your use of those sites is subject to their own terms and conditions.

15. Termination

We reserve the right to suspend or terminate your access to this website, or cancel any order or agreement with you, immediately and without liability to you, if we reasonably believe you are in material breach of any of these terms.

16. Complaints and Dispute Resolution

If you have a complaint, please contact us in the first instance at info@zazahomes.co.uk. We aim to respond to all complaints within 5 working days.

If we are unable to resolve your complaint to your satisfaction, you may refer the matter to an Alternative Dispute Resolution (ADR) provider or the UK Online Dispute Resolution platform: https://ec.europa.eu/consumers/odr. You also have the right to seek redress through the courts.

17. Governing Law and Jurisdiction

These Terms and Conditions and any dispute or claim arising from or in connection with them shall be governed by and construed in accordance with the laws of England and Wales. You and we each agree to submit to the exclusive jurisdiction of the courts of England and Wales, save that if you are a resident of Scotland or Northern Ireland you may also bring proceedings in your local court.

18. Changes to These Terms

We may update these Terms and Conditions from time to time to reflect changes in law, our business practices, or for other legitimate reasons. Any changes will be posted on this page with an updated effective date. Your continued use of the website after changes are posted constitutes acceptance of the updated terms. We recommend you review these terms periodically.
